Contract to Close Package (Buyer or Seller)

Initiate Contract Review and Setup. Distribute the Sales Summary with the Executed Contract via email to all involved parties. Coordinate and maintain communication with all involved parties. Coordinate the collection and receipt of Earnest money. Manage and track all contingencies. Oversee adherence to document compliance standards. Utilize the agent's DocuSign account to secure necessary signatures on addendums, disclosures, and any requisite missing documents. Create and maintain the Opportunity within KW Command. Schedule and coordinate appraisal, termite, septic/sewer, and survey inspections. Order Home Warranty services (if required). Follow up on the status of repairs and obtain corresponding receipts. Maintain regular follow-up with Lenders and Title Companies to ensure adherence to the schedule. Contact the Seller to coordinate the ordering of Mortgage Payoff letters. Review the Settlement Statement for accuracy and electronically transmit copies to clients for review prior to closing. Schedule and confirm the Final Walk-through. Coordinate the final logistical details for the Closing Day. Coordinate the transfer of utility services, and promptly complete all Post-Closing requirements to ensure broker compliance and facilitate timely payment subsequent to the closing.(NOTE: An additional $100 will be added if Double Sides)

Listing and Closing Package ($50 due at listing, $350 due at closing)

Listing services encompass precise MLS Listing data entry, coordination of professional photography, management of ShowingTime setup, ensuring compliance with listing paperwork and disclosures, setting up Command Opportunity and submitting for approval, ordering sign installation, ordering preliminary Title from a preferred vendor, establishing initial contact with an introductory email to the Sellers, verification of the existing termite contract, coordination of the Seller's mortgage payoff (once under contract), requesting HOA contact information/copies of CC&R's, uploading documents to MLS for ease of access, and obtaining utility information from the Seller. This service package also includes the contract-to-close package upon the sale of your listing.(NOTE: An additional $50 will be added if Double Sides)

These supplementary services include the creation of Canva flyers and social media posts, preparation of DocuSign documents for the Listing or Purchase Contracts, Scheduling showings in ShowingTime, Comparative Market Analysis (CMA) preparation, and other services as needed.
